In the Aug. 13, 2026, episode of the Condo Capitalism™ podcast, host Peter Zalewski examines the revival of the Hollywood - Hallandale Beach condo market in the first half of the 2026 Summer Buying Season of May through October.
In the first three months of the Summer Buying Season, the Hollywood - Hallandale Beach Condo Cliff Index™ has risen about 20.3% Overall and 4.0% for Vintage condos that are at least 30 years old.
The Hollywood - Hallandale Beach indices climbed as active listings fell 8.2% in the Overall market and 8.0% for Vintage units between April 29, 2026, and July 30, 2026.
Pending sales moved in different directions during the same three-month period, rising 10.3% Overall while falling 4.2% in the Vintage sector.
Zalewski said sellers who overpaid—and obtained financing—during the go-go days of 2021-23, or who think their units are worth more than the market will currently pay, are pulling listings rather than accept lowball offers.
At the same time, buyers are taking advantage of pricier units that are getting discounted to attractive levels as sellers head for the exits due to rising maintenance fees, hefty special assessments and pricey insurance premiums resulting from the post-Surfside legislation.
The Hollywood - Hallandale Beach condo market—a Vintage-heavy market in Southeast Broward County long tied to Canadian snowbirds—is defined as Dania Beach Boulevard south to the Miami-Dade County line, and the Atlantic Ocean west to Federal Highway.
The episode also revisits the tension between the United States and Canada over tariffs and talk from President Donald Trump about Canada becoming a 51st state.
Zalewski said the spat has reportedly cooled interest among the Quebec snowbirds who helped build—and prop up—the Hollywood - Hallandale Beach market beginning in the 1970s and 1980s, especially as an over-55 retirement destination.
The Hollywood - Hallandale Beach research undercuts the notion that the 2026 FIFA World Cup between June 11, 2026, and July 19, 2026, would rescue the condo market in the tricounty South Florida region of Miami-Dade, Broward and Palm Beach.
Despite Miami Gardens hosting seven matches and selling about 450,000 tickets at Hard Rock Stadium, Hollywood - Hallandale Beach pending sales fell for both Overall and Vintage units during the six-week tournament.

Under the 1% Rule, Hollywood-Hallandale Beach condos currently listed for resale would need to achieve monthly rents of $5,800 for the Overall market and nearly $3,600 for Vintage units.
As a result, the supply of resale units on the market is growing in Hollywood - Hallandale Beach.
Currently, the Overall and Vintage segments of Hollywood - Hallandale Beach are both in a Deteriorating Buyers Market based on 15.7 months and 14.4 months of resale supply available for purchase, according to the Miami Condo Supply Tracker™.
