In the August 2026 Monthly Meeting recorded on Aug. 12, 2026, Peter Zalewski of the Miami Condo Investing Club™ explains why the buyer advantage over cash-strapped sellers in the tricounty South Florida of Miami-Dade, Broward and Palm Beach is set to peak during the second half of the 2026 Summer Buying Season of May through October.
The 90-day window of August through October—which Zalewski calls a “golden opportunity” for condo investors—arrives as the tricounty region is struggling through an abnormally sluggish Summer Buying Season that may prove to be one of the slowest stretches since the early days of the pandemic.
During his 64-minute presentation, Zalewski reviews the same slate of financial indicators he tracks each month, from the Euro-to-Dollar exchange rate to the 10-year Treasury, and the U.S. unemployment rate to the Federal Funds Rate trajectory under new Fed Chairman Kevin Warsh.
Zalewski explains why a stubborn inflation reading north of 3% continues to complicate any near-term relief on mortgage rates, which he pegs at 7.7% for the average borrower once the standard three-point spread over the 10-year Treasury is applied.
He also revisits Miami’s six-week run as a World Cup host city, which delivered seven matches and drew 450,000 spectators to Hard Rock Stadium, and explains why active listings and pending sales both retreated during the tournament rather than climbing as developers and sellside agents predicted.
Zalewski supports that with fresh rental figures showing the tricounty median rent has fallen to its lowest level since 2021, pressuring existing condo investors and accidental landlords still holding units purchased during the pandemic run-up between 2021 and 2023.
The Monthly Meeting also touches on Fannie Mae financing changes that took effect Aug. 3, 2026, eliminating limited reviews for condo associations and thinning the pool of eligible buyers.
Zalewski shares a fresh reading on the South Florida Overall Condo Cliff Index™, which has fallen about 6.7% since the close of the 2025-26 Winter Buying Season on April 28, 2026.
He also points to the South Florida Vintage Condo Cliff Index™, which has dropped about 7.2% over the same 15-week stretch.
Zalewski reaffirms his January 2025 call for a 40% price drop from pandemic highs. He explains why sellers holding out for relief are unlikely to find it before the 2026-27 Winter Buying Season begins in November, a month also clouded by the midterm elections.
