In this episode of the Miami Condo Mondays™ podcast on Aug. 17, 2026, co-hosts Jenny Huertas of CVR Realty and Peter Zalewski of the Miami Condo Investing Club™ examine why Miami Beach has posted three consecutive monthly declines in its Overall Index as the 2026 Summer Buying Season of May through October passes its midpoint.
The Miami Beach market is defined as all condos located between South Pointe Drive north to 87th Terrace, and the Atlantic Ocean west to the Intracoastal Waterway.
During the 65-minute episode, the hosts trace the retreat to a FIFA World Cup that drew hundreds of thousands of visitors to South Florida without translating into condo sales, along with a tightening mortgage landscape now that Fannie Mae has eliminated limited reviews for condo loan applications.
Huertas and Zalewski said the slide has gone beyond fewer deals.
Asking prices and pending sales prices have both retreated across the Overall market and the Vintage market, a sign sellers are losing their grip even as they trim their expectations.
Zalewski drew a sharp line between Vintage condos—at least 30 years old—and Modern condos—no more than 29 years old—with Vintage units continuing to dominate both listings and closed sales in Miami Beach at a steep discount to the Overall market.
Modern condos told a completely different pricing story.
Huertas and Zalewski also weighed the rental market as a fallback for sellers, finding little relief there either, with landlords asking top dollar sitting vacant far longer than those willing to price to lease quickly.
Huertas and Zalewski closed with converging outlooks.
Huertas called herself a bull on Vintage condos for buyers willing to do their homework.
Zalewski said sellers should not expect relief soon, pointing to a slow stretch ahead that includes the November 2026 midterm elections at the start of the 2026-27 Winter Buying Season of November through April.
