Demand for office space reached 366,000 sq ft in 1H 2026, significantly higher than both the preceding six-month period and the same period a year earlier. This uptick in demand was partly fuelled by AI-driven economic growth.
The Downtown Core remained the top choice for corporates setting up offices in Singapore, accounting for 172,000 sq ft of space take-up in 1H 2026. As demand outstripped new supply in 1H 2026, the office occupancy rate edged up 0.1 percentage point to 89.0% from end-2025.
An estimated 136 strata office units were transacted in 1H 2026, representing a 28.8% decline YoY. Correspondingly, total transaction value fell sharply to $352.1 million, down 52.2% from the $736.4 million registered in 1H 2025, reflecting broader market caution and reduced capital deployment.
Constrained supply alongside broadening space requirements—underpinned by Singapore’s strategic position as a secure regional headquarters gateway to Southeast Asia—is expected to sustain upward momentum in both rental rates and capital values in 2026.

Divergent dynamics characterised the HDB resale market in 2Q 2026. Transaction activity registered a modest QoQ expansion, whereas overall resale prices trended downward.
Transaction volume of HDB resale flats inched up by 1.8% quarter-on-quarter (QoQ) to 6,396 units in 2Q 2026, though this represents a 9.9% decline year-on-year. Newer flats (up to 14 years old) comprised a significant proportion of the quarter’s transactions. This segment was heavily favored by younger buyers, further supported by a high volume of flats reaching their 5-year MOP in 2026.
Jurong West, Punggol, Sengkang, Tampines, and Woodlands emerged as the top five most popular HDB towns in 2Q 2026. The HDB resale price index continued its mild contraction in 2Q 2026, declining by a marginal 0.3% QoQ, slightly faster than the preceding quarter. During the quarter, million-dollar flats accounted for over 7% of total islandwide transaction volume.
The HDB resale market is expected to see resilient demand in 2H 2026, though price growth is projected to remain muted. For the full year, overall HDB resale transactions are estimated to land between 22,000 and 26,000 units, with price growth projected to range between -2% and 2%.
