Industrial space demand demonstrated strong resilience in 1H 2026, recording net absorption of 431,000 sq m. The multi-user factory segment displayed strength, expanding by 107,000 sq m and pushed its occupancy rate to 90.5%—the highest among all four industrial property types.

On the supply front, new industrial completions totalled 261,000 sq m in 1H 2026—a significant decline from the 310,000 sq m added in 2H 2025. This moderated supply pipeline helped insulate overall market fundamentals, keeping islandwide occupancy rates relatively stable year-on-year.

The strata industrial market registered a surge in transaction activity in 1H 2026, anchored by the launch of Gate+. Buyers were particularly drawn to the project’s efficient, column-free layouts and modular grid design, which allow owners to easily combine adjacent units.

Based on caveats lodged, an estimated 812 multi-user factory and warehouse units were transacted in 1H 2026, marking increases of 1.8% period-on-period and 1.6% year-on-year.

In the private market, demonstrating astute demand for strategic location and tenure, the freehold Generations @ Tannery was fully sold out within two days, with buyers snapping up whole floors and multiple contiguous units. Space Nova, another freehold project slated for 3Q 2026, is anticipated to see similarly strong demand. Driven by selective demand, prices and rents across industrial assets are projected to grow by up to 3.0% for the full year 2026.

The Singapore property market demonstrated strong resilience in 2Q 2026, maintaining robust transaction volumes and price momentum despite geopolitical tensions stemming from the US-Iran conflict.

Private residential property prices strengthened by 0.5% quarter-on-quarter (QoQ) in 2Q 2026, moderating from the growth rate recorded in the preceding quarter. The expansion was primarily led by the landed housing segment and the Core Central Region (CCR), which posted price gains of 2.5% and 1.8%, respectively. Transaction volume jumped to 6,148 units in 2Q 2026, representing a 13.6% and 19.9% increase QoQ and year-on-year (YoY), respectively.

Developer launch volume softened by 3.3% QoQ to 1,783 units in 2Q 2026, though this marked a 17.3% improvement YoY. The quarter’s supply was heavily concentrated in three key non-landed projects: Hudson Place Residences, Tengah Garden Residences, and Vela Bay.

The 3Q 2026 launch calendar features several highly anticipated projects, including Amberwood at Holland, Dunearn House, Lentor Gardens Residences, and Lucerne Grand.

Full-year transaction volumes are projected to range between 7,500 and 9,000 units while private home prices are forecasted to grow moderately by 2% to 5% in 2026.

The Ministry of Law proposed lower thresholds for older developments to secure an en bloc sale as part of efforts to support the renewal of ageing estates.

Under the Bill, the consent threshold for developments aged 40 to 59 years would be lowered from 80 to 70 per cent, and from 80 to 65 per cent for those aged 60 years and above.

The existing requirements would remain unchanged for newer developments – 90 per cent consent for estates less than 10 years old, and 80 per cent for those aged between 10 and 39 years.

If passed, the new collective sale framework will only apply to en bloc attempts that have not yet collected their first collective sale agreement signature by the commencement date.
