4 projects – Duet @ Emily, Dunearn House, Lentor Gardens Residences and The Bronze were launched in Jul 2026. A total of 889 units were launched for sale, a sharp reversal from the 0 units in Jun 2026 but 18.6% lower than a year ago.
Developers sold 731 new homes in Jul 2026, 368.6% higher than Jun 2026 and 22.2% lower than a year ago. Hudson Place Residences, Narra Residences, One Marina Gardens, The Continuum and Union Square Residences have been among the best-selling projects for at least 3 months in a row.
Close to 40% of the sales were in the range of $2.5 million to $5 million due to the launch of Dunearn House in the CCR, and Singaporean buyers made up 87.7% of the purchases in Jul 2026.
Amberwood at Holland, Lucerne Grand and The Serra Residences will be launched for sale after 10 Sep 2026. Transaction volume is estimated to be between 7,500 and 9,000 units, while prices are estimated to grow between 2% and 5% this year.

Investor appetite for strata retail assets strengthened in 1H 2026, buoyed by a favourable, low-interest rate environment and the bulk sale of retail assets by Mercatus.
Caveat filings show that 132 strata retail units were transacted in 1H 2026—a 16.8% increase YoY. Total transaction value expanded correspondingly by 13.4% to $332.3 million, up from $293.0 million recorded in 1H 2025.
The average transacted deal quantum moderated slightly to $2.5 million in 1H 2026 (down from $2.6 million in 1H 2025). Buying activity was heavily concentrated in Districts 7 (Bugis/Rochor), 9 (Orchard/Cairnhill), and 15 (East Coast/Katong).
On the supply front, limited new retail completions in 2H 2026 should provide baseline support for prime rents. Supply will contract further following the closure of HarbourFront Centre in July 2026 for redevelopment into a 33-storey mixed-use office and retail complex, targeted for completion in 1H 2031.
