The Peeblean: Plans lodged for new West Linton Co-op

After three years of discussions and design work, final plans have been lodged for a new Co-op supermarket on the southern edge of West Linton. The design of the proposed store will nearly triple the retail space in comparison with the current shop on Main Street. Twenty six parking spaces, bike storage, EV charging and a cashpoint are included at the new location.

The proposed location on Station Road has already had input from the community and council planners, with adjustments made to accommodate some initial concerns.

The planning statements explain the need to remove a sycamore tree which has already been condemned due to advanced decay in the main stem. In addition, one of the lime trees from inside the boundary wall will be removed with the others being retained with root protection.

A supporting planning statement is also included in the application. Here, Section 4 details the community consultation which has already taken place and the areas where accommodations have been made. Section 6 includes the feedback and the evolution of the design in response.

On access and parking, the application states

“Deliveries are the single greatest practical benefit of the relocation. The Co-op’s vehicle currently services the Main Street store from the street itself, blocking the carriageway daily in the heart of the conservation area. The new store takes that operation off Main Street entirely and contains it within the site. Swept path analysis in the Transport Statement demonstrates the delivery vehicle entering the site, reversing a short distance into the service bay away from the store entrance and pedestrian routes, and leaving in forward gear.”

The application is open for comments with the neighbour consultation expiring on 1 September and the public advertisement period expiring on 18 September.
