In the Aug. 19, 2026, episode of The Peter Zalewski Show™ podcast, host Peter Zalewski examines why the Pompano Beach Overall Condo Cliff Index™ has plunged nearly 33% in the first half of the 2026 Summer Buying Season of May through October.
The Pompano Beach market is defined as all condos located between Commercial Boulevard north to Northeast 24th Street and/or Hillsboro Inlet, and the Atlantic Ocean west to Federal Highway.
The Overall Index dipped to 7.55 points on July 30, 2026, from 11.25 points at the close of the Winter Buying Season on April 29, 2026, based on pending sales tumbling 39% and listings falling 9% during that stretch.
Zalewski attributed the pullback to a combination of sellers withdrawing their units from the market rather than accepting low offers and buyers holding out for even lower prices given current macro and micro economic conditions.
The Pompano Beach Vintage Condo Cliff Index™ also dropped, falling more than 24% to 6.39 points on July 30, 2026, from 8.42 points on April 29, 2026, during the same stretch.
Much like the broader Overall market, Pompano Beach Vintage condos experienced a 30% drop in pending sales and an 8% pullback in active listings.
Vintage condos continued to command a steep discount to the Overall market on both asking and closed prices.
During the 59-minute episode, Zalewski traced the retreat to a FIFA World Cup that brought hundreds of thousands of visitors to Miami’s Hard Rock Stadium without translating into condo sales, along with a tightening mortgage landscape now that Fannie Mae has eliminated limited reviews for condo loan applications.
Zalewski also pointed to mortgage rates climbing to more than 6.75% this week from 5.99% on Feb. 27, 2026, before the start of the Iran war, along with rising gas prices and economic uncertainty tied to the approaching November midterm elections.
Zalewski turned to the rental market as a way to gauge true condo values in Pompano Beach. He found landlords asking a median monthly rent of $3,100 while monthly leases transacted at $2,500 per month in the first half of 2026, according to CVRRealty.com.
Based on the 1% Rule of real estate investing metric used by private lenders and investors to value properties, Pompano Beach condos have a value of between $250,000 and $310,000.
Zalewski closed the episode by classifying both the Overall and Vintage condo segments of Pompano Beach as Buyers Markets based on the Miami Condo Supply Tracker™.
Zalewski also predicted the window for buyers to lowball sellers will remain open through the upcoming midterm elections at the start of the 2026-27 Winter Buying Season of November through April.
