As Japan confronts rising oil import costs and inflation, that pressure to raise cash could push interest rates higher for mortgages, auto loans and credit cards in the United States.
Treasury Secretary Scott Bessent moved this week to backstop the Japanese economy rather than risk Japan flooding the bond market, Zalewski said, a development he framed as the trigger for revisiting the black swan, gray rhino and vulture concepts on this week's program.
Zalewski distinguished between the three.
A black swan is an unforeseen event, like the 2020 pandemic or the 2008 collapse of Lehman Brothers, he said. A gray rhino is an obvious and probable danger left largely ignored until it charges. A vulture investor, by contrast, is a pessimistic short seller betting the market moves lower.
Mortgage rates have climbed to 6.75% this week from 5.99% on Feb. 27, 2026, Zalewski said, a rise he tied to pressure on the 10-year Treasury yield stemming from federal deficit concerns, the Iran War and the Japan situation.
Higher rates compound an already difficult environment for condo owners facing the Florida Condo Association Financial Cliff, the wave of higher costs tied to post-Surfside inspection and reserve mandates.
Zalewski said owners of Vintage condos that are at least 30 years old are staring down hefty special assessments, and sellers hoping to exit are running into a market where buyers remain reluctant given both financing costs and asking prices.
