The criteria:

• Keyword with minimum of 30,000 monthly search volume (so you can monetize with display ads)

• Keyword that specifically addresses a problem.

• And as usual low keyword difficulty

He could build in 1 day a mini-tool around it thanks to:

• Focussing on the 1 feature that solves the problem

• Keeping it simple: no authentication, no payments, no complicated upgrade flows because the goal is to monetize with display ads when traffic kicks in.
