We talk a lot about kitchens when it comes to renovation, but primary bathrooms might be a close second when it comes to the amount of planning that goes into a relatively small amount of square footage.

And there’s a lot to figure out before you ever get to the fun stuff.

Do you want a tub and a shower? Is there enough room for a double vanity? How much privacy does the toilet need? Where can we squeeze in storage? And perhaps most importantly: how do you fit everything you want without making the bathroom feel like you fit everything you wanted?

Especially in a Brooklyn brownstone, the existing architecture often has a lot to say about the answers. Windows, plumbing locations, fireplaces, narrow footprints, and the rooms surrounding the bathroom can all dictate what is possible.

That’s why we always start with the layout.

Once we know the room works, then we can obsess over the tile, stone, plumbing fixtures, lighting, hardware, and all the details that give it personality.
