Active ground floors - urbanists talk about it all the time. And understandably so: with the work of Jane Jacobs work, Jan Gehl and the New Urbanists, attention for ‘eyes on the street’ was reignited.

It truly makes places more pleasant and livable:


Yet, what we often see in new developments is the following:
