Summer is here, and we hope you had a good start to the season. Realcomm was last week, and as always, it was a great time - seeing old friends and making new ones.
AI was a hot topic, though the discussions have matured since last year (when deploying AI in operational technology use cases was pretty new). Joe presented a talk on “how to buy smart building tech” - we’ll write that up and share in a subsequent issue. There may even be a quick video, too.

We’re digging into the OEM digital strategy, with a few updates:
Our cloud-based OEM tracker has been updated with some 2026 launches and new firms.
Our OEM digital leaderboard, updated with new metrics shared by the key industry leaders over the past few months.
We also have a deep dive on connected chillers - and specifically what Carrier and JCI are sharing on the scale of these offerings. We’re seeing a focus on cloud software + equipment, rather than simply selling the software as a standalone product. Chillers are the logical place to start - as they are among the most mission critical assets in the building, and a place of strength for most players. We expect this approach to continue.

CxApp made an interesting move that is somewhat bearish for proptech generally.

WellStat and PointGrab launched an integrated occupancy-driven platform that used real-time occupancy data to dynamically optimize HVAC, ventilation, and demand response operations, helping commercial buildings reduce energy consumption while maintaining occupant comfort and indoor air quality.
Note: We connected the dots between these firms; glad to see the partnership come to fruition.
Span developed compact, home-based data center units powered by Nvidia GPUs and partnered with PulteGroup to test how unused residential grid capacity could support distributed computing infrastructure.
