In the AI Sprint, we’ve been working through two ideas that sound simple but change how you show up at a listing presentation.
The first is buyer personas – using AI to write listing descriptions and marketing copy that speaks to the type of person most likely to buy the property. (Not “spacious family home” for everyone. Actual language that lands with actual buyers.)
The second is personality profiling for your sellers – understanding how your vendor thinks, communicates, and makes decisions, so you can tailor your pitch, your emails, and your follow-up to the way they need to hear it. Not the way you naturally say it.
Both of these use AI. And both of them take minutes, not hours.
But the thing that got the biggest reaction in last week’s session was a pre-meeting survey. Five minutes for the vendor to fill out. Sounds like nothing, right?
Except it quietly does three jobs at once:
Gathers the intel you need to build a buyer persona for the property
Surfaces the vendor’s personality type from the way they answer
Tells you whether you’re their preferred agent – or just a comparison quote
Three jobs. One form.
Steve Schull and Chris Voss wrote about this in The Full Fee Agent. Their argument is that sellers have usually already decided who they want before the listing presentation even starts. You’re either the favourite – or you’re the fool they’re using to validate someone else’s fee.
Most agents walk in blind. They don’t know which one they are.
This survey changes that.
You send it before the meeting with something like: “Before we meet, I like to do my homework so we don’t waste time on things that don’t matter to you. I’ve got a short questionnaire – takes about five minutes – and it helps me come prepared with a strategy that fits you, rather than a generic pitch.”
(That framing matters. You’re not asking them to do admin. You’re positioning yourself as the agent who prepares.)
The questions cover:
Their timeline and motivation for selling
How attached they are to the property
What is their biggest concern about the process
What their ideal agent experience looks like
Whether they’ve already met with other agents
Their dream outcome vs nightmare scenario
And a consent question for AI analysis of responses
None of those are unusual on their own. But feed the responses into Claude or ChatGPT with the right prompt, and you get something back that most agents never have before their first meeting.
I demo’d this live with a real set of survey responses. The AI returned:
A personality profile (analytical, detail-oriented – an Owl, if you use the bird framework)
A favourite-or-fool verdict – in this case, “possible fool – his ‘why us’ response is concerningly weak”
A price reality check based on their expectations
A fear map – what’s actually keeping them up at night
And ad copy pulled directly from their own words
That favourite-or-fool flag alone is worth the setup. Because if you know you’re the comparison quote, you can adjust your entire approach. Lead with what makes you different. Address the gap. Or decide whether the appointment is worth your time at all.

That single instruction changes how AI frames your emails, follow-ups, and listing presentations. An analytical vendor gets data first. A relationship-driven vendor gets reassurance and availability.
It’s a small shift. But it means your communication lands the way they need to hear it – not the way you naturally write it.
