The Monthly Meeting comes at a moment when South Florida condo sellers are searching for answers and buyers are wondering if this is finally the time to move forward, starting with a verdict on the region's most heavily promoted event of the year.
Expert Peter Zalewski will lead the 60-minute session where he is scheduled to walk Club members through the circumstances that make this one of the best buying opportunities for investors since 2021 in the tricounty South Florida region of Miami-Dade, Broward and Palm Beach.
Following the FIFA World Cup in which Miami hosted seven matches with 450,000 spectators at Hard Rock Stadium between June and July 2026, the proprietary research shows the six-week tournament generated foot traffic and headlines in South Florida but not condo transactions, with pending sales tumbling nearly 5% during the very weeks matches were staged locally.
For a South Florida condo market starved of buyer urgency, the World Cup proved to be more hype than a sales catalyst, and Zalewski will explain why the international spotlight failed to translate into deals as he predicted prior to the tournament.
Adding to a disappointing World Cup for cash-strapped condo sellers, South Florida is in a Buyers Market with 10.1 months of supply sitting on the resale market for an average of 266 days and counting with no contracts at a moment with financing is becoming more difficult following Fannie Mae’s decision to eliminate limited reviews for mortgage applications for condo buyers.
A closer look reveals that South Florida’s Modern condos that are no more than 29 years old are sitting on the verge of a Deteriorating Buyers Market with 12.8 months of supply, according to the Miami Condo Supply Tracker™.
The South Florida Vintage condo market is also in a Buyers Market with 9.2 months of supply available for resale.
South Florida’s Overall, Modern and Vintage condo markets all exceed the six months of supply needed for a balanced market despite listings coming down significantly in the first half of the 2026 Summer Buying Season, according to the Tracker.
At a time of rising maintenance fees, hefty special assessments and pricey insurance premiums, condo sellers who are not able to unload their units are getting battered by falling rents.
The South Florida median monthly rental rate is at its lowest level since 2021.
South Florida ended the first half of 2026 at a median monthly rent of $2,200 per unit, down from $2,750 during the same six-month period of January through June in 2022 but up $400 from the $1,800 median rent recorded in 2021, when Florida lifted its mask mandate and remote work fueled a wave of newcomers into the region, according to a recent report.
On a price per square foot basis, the tricounty median monthly rental rate fell to $2.26 during the first half of 2026 from $2.82 in 2022.
