Dutch home price increases continue to level off; Up 4% in July to record €500,000

Homebuyers paid an average of nearly 4 percent more for an existing home in July than in the same period a year ago, Statistics Netherlands (CBS) and the Land Registry reported. Buyers paid an average of €500,988 for an existing home. A year earlier, this was €486,041.

The increase was roughly the same as the previous month. Although homes are still becoming more expensive and reached a new record high in July, the price increases have been leveling off since the end of 2024.

The number of homes sold also increased. The Land Registry recorded over 22,000 transactions in July, 5 percent more than a year ago. In the first seven months of this year, a total of about 137,000 homes changed hands. This puts the number of sales over 5 percent higher than in the same period last year.

The increase is leveling off mainly because investors are selling rental homes into the owner-occupied market. This is due to stricter rent regulation and tax rules. As a result, more, and often cheaper, homes entered the purchase market, dampening the rise in average home prices.
