The 2026 Census will not calculate development feasibility.

It will not tell us why an apartment project no longer stacks up, how large a deposit a buyer needs or whether a renter has stopped searching for a better home.

But the consequences will be everywhere.

More households will rent. More families will remain in unsuitable accommodation. And Australia’s housing stock will still be dominated by detached homes at one end and increasingly expensive apartments at the other.

Between them sits the missing middle.

The next Census may confirm that Australia does not simply have a housing shortage. It has a housing choice and affordability shortage.
