The shophouse market recovered slightly in 2Q 2026 as confidence returned to this unique segment characterised by limited supply. Overall quantum of deals concluded in 2Q 2026 was $193.7 million, 2.2 times higher than 1Q 2026’s $90 million but 16.8% lower than 2Q 2025.
There were more larger value transactions in 2Q 2026, led by the sale of 3 shophouses in Lorong Liput and Keong Saik Road for $70 million and $22 million, respectively. The safe haven and low interest rates environment are spurring deals.
District 8 remained as the favourite among investors for its accessible entry price and city fringe location. Shophouses with a 999-year/freehold tenure were preferred by buyers for their perceived ability to preserve value over time.
Singapore’s safe haven status will continue to attract capital. The Monetary Authority of Singapore’s plans to streamline private banking account opening to within one month by end-2026 will sharpen the edge of the wealth management sector.
There may be a steady stream of transactions for the rest of 2026.
