HUTS · The Land Report

This week, we’re looking at several promising lots and studying the unique opportunities each one offers. To guide our approach, we’re applying the designs and ideas from some of our existing projects, using them as models to imagine how these new sites could be developed.

Lot 23 Serenity Drive Callicoon, NY 12723

  • Why This Place Is Cool: Plenty of privacy and natural charm just a short drive south of Callicoon, close to great restaurants, shopping, and the Delaware River. Lot already has a drilled well, existing driveway, mostly level land - plus a peaceful stream running through the back corner.

  • Location: Callicoon is definitely a HUTS team favorite in the western Catskills. This historic hamlet nestled right along the Delaware River will surely find a quick home in your heart. How HUTS Would Design This Lot: On this lot, we are envisioning a project inspired by The Trail House—a two-building compound designed for dirt bike and motocross enthusiasts. The garage provides space for bike storage and repairs, with the potential to convert the loft into an apartment in a future phase. In both The Trail House and this imagined scheme of the same premise on Serenity Drive, the main residence is based on the HUTS Medium Bar.

How HUTS Would Design This Lot : The views from this lot are reminiscent of our Endless Meadow project in nearby Bovina, and we’d like to capture that same feeling here. Endless Meadow is a two-bedroom, two-bath rental on a small lot surrounded by expansive farmland and state land. Its design, a modified Small L, was tailored to highlight the rolling hills and ridgelines that define the property’s character. We imagine the same experience here, with open meadows and far-reaching views

The area is home to farm markets, trails, and nearby cultural spots, making it a welcoming place for both weekend getaways and year-round living.

How HUTS Would Design This Lot: This location offers the ideal balance of peace, space, and convenience—perfect for putting down roots while remaining close to the train and within easy reach of the city. For inspiration, we look to one of our larger “Forever Home” projects, the Fremont Forever Home. This family residence is designed as a modified and expanded Big-L with a custom garage, thoughtfully oriented to take advantage of sweeping views, abundant natural light, and prevailing breezes.

  • Location: Liberty is a small town in Sullivan County in the Western Catskills which blends historic charm with modern conveniences. Local shops, restaurants, and nearby state parks provide everyday ease and outdoor adventure, while its location along Route 17 makes it a practical hub that still captures the slower pace of Catskills living.

How HUTS Would Design This Lot: The river frontage on this lot brings to mind our Fisherman’s Retreat project along the Callicoon Creek—a short-term rental designed for fly fishing enthusiasts, located just steps from a renowned trout creek. That project is a modified Medium Bar, with the ability to accommodates up to 12 guests while remaining comfortable for a couple’s stay. On Eagles Ridge, we envision recreating a similarly designed Medium Bar to capture the same balance of function and scale.
