My last note was about my former mentorship program with NBA players and how Floyd Mayweather lost his money despite making over $1bn. The most opened links were the listing of the $85mm house in Delray Beach dubbed the James Bond House. The star shaped Peruvian super food was the other most opened link.
Given the number of questions and comments after I posted my peptide and supplement regimen a few weeks ago, I thought I would give an update. I have been on peptides and the supplements below for 3.5 weeks. To be fair, I have been living an exceptionally clean and active lifestyle while in Park City between hiking, lifting weights and padel. I have lost 6.5 pounds and 1” in my waist. If I am being intellectually honest, I believe 90% is due to my activity level, diet and limited alcohol intake. Although I feel great and seem to be recovering quicker, I am not convinced I have seen a substantial impact from the peptides at this point. However, I am hopeful to see a bigger difference in another few weeks. I strongly recommend those trying to get into shape to spend time in the mountains. I have also never drunk more water in my life, yet I constantly feel dehydrated. IF YOU DECIDE TO TAKE PEPTIDES, YOU MUST GET THEM FROM A REPUTABLE PLACE. Pay up for quality.

For the nine months just prior to our move to Florida, we lived right next door to Eataly in the Flatiron. I literally went to Eataly at least 5 times a week. They continue to update the store and restaurants and now have a delicious pasta bar, Il Pastaio. I went for lunch and they have an amazing $26 special. This is one of the best lunch values in NYC. I started with the kale salad with brussels sprouts and pecorino dressing, and it was out of this world. The breadcrumbs give some excellent texture. The tagliatelle was homemade and delicious. What a deal, and the quality was fantastic. It is a very casual ambiance, and you sit at the bar in the middle of the grocery store. As an aside, I buy 100% of my fancy olive oils from Eataly as well as my canned tomatoes to make all my sauces. They have a handful of sales every year, and I stock up. The olive oil section is exceptional. Finally, some value in NYC!

I am far more of a city person than a country guy despite my love of fishing and surfing. I spent most of my adult life in Chicago or NYC and tend to be more comfortable at a three Michelin Star restaurant than in the wilderness.
My idea of camping is glamping, and as a family, we did it once in Utah about 10 years ago. It was a blast. Someone built a fire and our “tent” had a shower, tub, and 6 beds with full electricity and hot water. No, camping is not for me. I highly recommend Canestoga Ranch in Utah for city folks who want to go camping with comfort.
I have been in Park City, Utah since June 1st. I have done no fewer than 25 hikes including Silver Springs, Bonanza, Blood Lake, Robb’s Trail, and a bunch of others. I had wanted to see some wild animals. Ideally, not a bear that would eat me, but moose, elk, and maybe a bear from afar.
I was on a challenging hike at Silver Springs with 1,500 feet of vertical. Although it is not a long hike, it is steep and at the elevation which peaks about 9,400 feet, it had me out of breath. On the way up, I commented to my friend that I wanted to see wildlife. A man hiking in front of us who claimed to be a serious hunter said, “Do you smell that?” To be clear, I have environmental allergies and had taken a Zyrtec, so I am clearly not a country bumpkin. I said, “What are you talking about?” The guy said, “You did not smell moose musk just back there?” I looked at him although he was a crack addict. I am a city guy. What the hell is moose musk? He went on to tell us that when a moose is mating, they urinate on themselves to attract female partners. A more complete definition of moose musk is a pungent-smelling combination of urine and glandular secretions used by bull moose during mating to attract cows. To broadcast this scent, bulls dig "wallows," urinate into the mud, and thrash their bodies or roll in the slurry to coat their coats and necks. Although I have never tried this tact, I wonder if it would work in humans. I have a funny feeling that it would not be successful in attracting the kind of women you might want. “No, I do not smell anything,” I replied. Let me tell you, I was breathing in so hard through my nose, I might have burst a lung in an effort to smell the musk.
The man was certain a male moose was close despite the fact that I had no idea what he was talking about. Sadly, we saw no moose, elk, bear, or anything of substance on the hike, other than nice views.
Fast forward a few weeks and I went on a hike with my son Jack. We went on the Blood Lake hike. It starts at 9,200 feet and goes to 9,520. It is not steep, but given it starts at such an elevated level, the hike has you out of breath. Within the first 3 minutes, we saw a group of people taking pictures and stopped to investigate. Turns out a moose was in the distance grazing. No, I did not smell moose musk, although later in the trail I am convinced that I smelled something that must have been moose musk. It was incredibly pungent and reminded me of the Black Panther Musk scene from Anchorman. Maybe I am a nature boy after all?
I took a few pics and got some photos from the hike. The Aspen trees are amazing and the lake is beautiful. As an aside, if any young men try the musk idea to attract a woman at the nightclub, let me know how that goes for you.
Although oil prices continued to rise on Sunday after the escalation in the Middle East including the Iranian attack on a water desalination and power plant in Kuwait, they fell Monday morning after Iran suggested talks could be pursued based on national interests. Then Trump announced Iran would pay for killing US service members, and oil rallied slightly. Stocks were up slightly Monday with chipmakers up after a rough week. With the move in oil, gas prices are back to over $4/gallon in the US and Diesel is averaging $5.1/gallon. On Monday, stocks ended slightly lower primarily due to concerns around the Middle East and oil. Keep your eye on bond yields. The 10-year Treasury is 4.67% (recent highs) and started the year at 4.15%, while the 2-year is at 4.31% and started the year at 3.48%. The 30-year yield is now at 5.15% and began the year at 4.83%. Think of the impact on real estate and the consumer. Oil rose again by 2% on Tuesday with new attacks in Iran. Despite oil, stocks rallied on Tuesday given strong earnings and high chipmaker stocks. The Nasdaq outperformed at +1.3% and the Russel +1.5%. Better-than-expected earnings from blue-chip companies including 3M and General Motors, which helped ease concerns about the health of corporate America. Chipmakers also fueled the rally, with the VanEck Semiconductor ETF (SMH) climbing 4% as investors rotated back into artificial intelligence-related names. Oil rallied yet again on Wednesday with WTI +3% to $87/barrel and Brent +3% to $94/barrel. I have been clear that I felt oil was too low and it is up almost 30% in recent weeks. Prompt delivery Brent (2nd chart) was +22% today and in one month, it went from $.5 to $12.5. This means there is a $12.5 premium for Brent in one month vs 6 months. Nothing to see here folks. This means the market is short physical oil. The market is incentivizing oil owners to sell stored oil based on the curve. On Wednesday, Rubio said, “Iran is not serious about a deal.” Stocks were down slightly on Wednesday with the Nasdaq and Russell underperforming.
This Bloomberg article, “Miami Is Losing Its Claim to a Cheaper Cost of Living Than NYC,” brings up interesting points, but I do not agree with it. Yes, South Florida has become far more expensive post-pandemic, but I can assure you the cost of living is still far more reasonable in South Florida compared to Manhattan. I am less well versed on costs in Staten Island or the Bronx. The article starts by suggesting private school tuition is higher in South Florida. I do not agree. The school my kids attended in NYC is $75,300/year (Avenues), while Saint Andrew’s in Boca is $46,750/year. I checked Horace Mann and Collegiate in NYC vs Ransom Everglades and Pinecrest in South Florida, and the NYC schools were sharply more expensive. Averaging all the schools above, NYC was +39%, not including the fact that you are expected to give more donations in NYC than South Florida. Yes, South Florida housing has exploded in price, which means higher R/E taxes and insurance costs. Despite this, to compare the cost of a place in South Florida to a home in Manhattan is again not close when considering similar quality/locations. Yes, there have been some outlandish homes sold in South Florida for $75-150mm, but for your average home in South Florida, the cost and the quality of life relative to Manhattan is not close. In Manhattan, an average 3-bedroom condo is over $4mm and then you have all kinds of condo HOA fees. In South Florida, you can get a home for that price. No, not on the beach or on Palm Beach Island. In NYC, you can pay well over $1,000/month to park your car and will spend a fortune on Ubers. Not in South Floridia. Yes, the cost of living is up sharply in South Florida led by R/E and Insurance prices. However, having lived in both places, I find it comical that people believe South Florida is more expensive than Manhattan. I am sure you can save money living in Co-op city in the Bronx. However, to suggest you can live nicely on the Upper East Side or West Village for less than South Florida is outlandish. Oh yeah, factor in ZERO income tax and the quality of life, and I think you know the winner. Did I mention socialism, Mamdani, rampant antisemitism, crime, homelessness, drug use on the streets, or weather? The picture below of the cost of going to see the Odyssey is telling, as it is 50% higher cost in NYC than South Florida prior to consider the transportation to get there.

The cost of housing is the top political issue — ranked higher than the cost of food or protecting democracy — among U.S. voters between 18- and 34-years-old, a CNBC survey found. CNBC’s All-America Economic Survey for the second quarter of 2026, which polled 1,000 registered voters across the country, found the cost of housing is a salient issue, particularly among the kinds of young voters that both parties are hoping to court heading into the 2026 midterm elections. “It was my contention and the contention of some other people that Democrats had a huge miss in 2024 by not talking more about healthcare. It is an issue where Democrats have had an advantage in polling for a long time,” said Jay Campbell, a partner at Hart Research, the Democratic pollster for the survey. “I think housing could be the healthcare of 2024, given especially the need for Democrats to turn young people out who are inclined to be anti-Trump and pro-democratic,” Campbell said.
Richard LeFrak was on CNBC last week, and this 8-minute interview outlines the issues NYC faces on the real estate affordability front. LeFrak believes the easiest thing to do is solve the issue for the nearly 60,000 rent stabilized units that are off the market. The units need work and the landlords will not spend the money given the rents are too low and they cannot recoup the money required to fix them. LeFrak has an easy solution. Allow the landlords a mechanism to make a fair return on their investment. Wait, that sounds like capitalism, but idiots like Hochul and Mamdani do not understand basic economics. Bringing these units to the market will make a dent in the NYC housing crisis and makes far too much sense for the socialist politicians to consider.
