Artificial Home Intelligence is the point at which an AI system can reason about a residential property - its physical condition, its history, its environment, its risks, and its future - with the same depth, judgment, and contextual understanding as the best human expert you could find for that specific home in that specific location. And then exceed that expert, because no single human can hold the full picture.

AHI possesses knowledge equivalent to or exceeding the best local specialist in every discipline that touches a home’s condition and value. It evaluates a foundation the way a licensed Professional Engineer with thousands of inspections would. It assesses drainage the way a geotechnical engineer who has studied the local soils for thirty years would. It evaluates a roof, an HVAC system, electrical wiring, plumbing, seismic readiness, and energy performance the way the most experienced specialist in each trade would. The value is not just depth in each discipline - it is the integration across disciplines that no single human can replicate.

Intelligence without context is just information. AHI does not recite facts about a home. It understands the person asking the question -- their financial situation, their timeline, their tolerance for risk, their future plans, their priorities -- and shapes its analysis accordingly. The same foundation settlement in the same house demands a different conversation depending on whether the owner is a first-time buyer stretching their budget, a retiree planning to age in place, or an investor evaluating a flip.

AHI knows who you know. It understands your network of contractors, service providers, and professionals - which relationships you trust, which you are evaluating, whether their capabilities match the scope of work required. When recommending a course of action, AHI factors in the specific resources available to you, not a generic list pulled from the internet. AHI understands budget as a constraint system, not a number. A homeowner with $30,000 available who also needs a new roof, has a child starting college in two years, and is considering selling in five faces a fundamentally different optimization problem than a homeowner with the same $30,000, no competing expenses, and a thirty-year horizon. AHI reasons across these variables the way a trusted advisor would.

AHI does not answer questions in isolation. When a homeowner asks “should I fix my foundation?” the answer depends on severity, rate of change, soil dynamics, drainage, structural implications, repair cost, budget, timeline, resale impact, contractor quality, and competing priorities. AHI holds all of these simultaneously and reasons across them.

AHI proactively surfaces connections the homeowner would not think to ask about. If a recent kitchen remodel removed a load-bearing wall without adequate engineering, the system does not wait for a question about structural integrity. If a proposed drainage improvement would conflict with the neighbor’s grading, it raises the issue. The system thinks ahead.

AHI does not blurt. It does not dump every finding in an undifferentiated list and leave the homeowner to sort through it. It prioritizes. It sequences. It distinguishes what matters now from what can be monitored from what can be safely ignored. The right answer delivered without context creates anxiety without enabling action. AHI delivers the right answer in the right order at the right time.

Homes are local. The soil beneath a house in San Jose behaves nothing like the soil beneath a house in Sacramento, which behaves nothing like the soil beneath a house in San Diego. Building codes differ by jurisdiction. Construction practices vary by era and region. Climate loads, seismic exposure, flood risk, wildfire risk, and environmental hazards are all geographically specific. AHI that does not understand geography does not understand homes.

AHI is built region by region - Bay Area first, then California, then nationally. Each region requires its own depth of training: local soils data, construction patterns, code history, contractor ecosystems, environmental risks, and the accumulated institutional knowledge of the best local professionals. AHI does not generalize from one region to another. It learns each region on its own terms and connects patterns across regions only where the data supports it.

Regional intelligence means understanding what “normal” looks like for a specific area. Geographic intelligence extends to the human infrastructure of a region - which contractors operate where, which permit offices are responsive or slow, which neighborhoods carry a history of specific problems, which areas are undergoing changes that affect property condition. The physical home exists within a local ecosystem. AHI maps that ecosystem.

Consider the collective expertise of every specialist who has appeared on a show like This Old House -- the master carpenter, the plumbing and heating expert, the landscape contractor, the general contractor, the norm who has framed ten thousand walls. Each world-class in their domain. Each capable of walking through a house and immediately seeing what most people miss. Now combine all of their knowledge into one mind. AHI is smarter than that combined mind, because it also holds what none of them individually hold: the data from thousands of inspections, the patterns from decades of repair outcomes, and the accumulated intelligence of every property it has ever analyzed.

Those experts do not recite textbook answers. They walk into a room and read it -- the slight bow in a floor, the stain pattern on a ceiling, the sound a joist makes when you tap it. They understand how systems interact. They know that the crack in the drywall upstairs is connected to the settlement in the crawlspace which is connected to the drainage failure in the backyard which is connected to the grading change the neighbor made two years ago. AHI reasons in these chains of causation, not in isolated checklists.

AHI goes beyond what even the best experts could achieve, because it never forgets, never ages out of practice, and learns from every home it touches. A master plumber with forty years of experience has seen perhaps ten thousand homes. AHI, at scale, will have analyzed millions. The correlations between soil type, construction era, foundation design, and long-term performance that take a human lifetime to develop intuition for become visible in the data at a scale no individual career could reach.

AHI is not a passive information system. It is a protection system. A contractor quotes $80,000 for a foundation repair that the dataset -- thousands of comparable proposals across the region -- shows should cost $35,000. AHI flags it. Not opinion. Data.

AHI detects incomplete or misleading seller disclosures. When the system’s knowledge of a property’s condition, history, permit records, and environmental exposure reveals material facts absent from a disclosure statement, it surfaces the gap. It does not accuse. It informs. But it does not stay silent when silence harms the buyer.

AHI catches what other professionals miss. A home inspector who overlooked active moisture intrusion in a crawlspace. A contractor who proposed a cosmetic fix for a structural problem. An appraiser whose valuation ignores a known condition. The system is not adversarial toward professionals. It is adversarial toward bad information, wherever it originates.

Every flag is grounded in data -- comparable costs, documented conditions, permit records, inspection histories. The system earns credibility by being right, not by being suspicious.

The home services industry operates without feedback loops. An engineer recommends a repair. A contractor performs it. Nobody systematically tracks whether it worked. Did the drainage fix stop the moisture intrusion? Did the underpinning stabilize the settlement? Did the re-roofing hold through ten winters? The knowledge that would make the entire industry smarter evaporates into the gap between recommendation and outcome.

AHI closes that gap. When the system recommends a course of action and that action is taken, it tracks the result over time. When it recommends monitoring, it actually monitors. When it recommends repair, it follows up. Over thousands of homes and thousands of interventions, this cycle produces something that does not exist in the industry: evidence-based outcome data on which approaches, materials, methods, and contractors deliver lasting results.

This transforms AHI’s recommendations from expert opinion into empirically validated guidance. Early in the system’s life, recommendations are grounded in the judgment of the engineers who trained it. Over time, they are grounded in what actually worked. The system evolves from “what would an expert recommend” to “what does the evidence show.”

A single home is a data point. A thousand homes in the same city are a dataset. A hundred thousand homes across a state are an intelligence network. Patterns invisible at the level of an individual home become unmistakable across a network of homes.

Twelve homes in the same subdivision showing similar settlement patterns within a two-year window is not twelve isolated foundation problems. That is a signal about what is happening underground -- a shifting water table, a failing storm drain, a change in regional drainage. No individual inspector has visibility across a portfolio large enough to detect that signal. AHI does.

Network intelligence extends to materials and products. When a specific brand of water heater shows premature failure across the portfolio, AHI identifies the pattern before any individual homeowner would notice. When a roofing material underperforms in coastal climates but holds up inland, the data reveals it. The system becomes a real-world quality surveillance network built on actual installed performance, not manufacturer testing.

Network intelligence extends to contractor quality. When one contractor’s foundation repairs consistently crack again after seven years while another’s hold for twenty, the pattern emerges from the outcome data. Homeowners currently make these decisions on Yelp reviews and gut feel. AHI makes them on measured results across hundreds of comparable jobs.

Every home added to the system makes the intelligence more valuable for every other home in the system. This network effect compounds over time and becomes increasingly difficult for competitors to replicate.

Section 1. AHI tells homeowners not just what it thinks, but how well it knows. “90% confident this is cosmetic cracking based on 3,000 comparable conditions, but the 10% uncertainty is worth a $500 investigation because the downside is a $50,000 structural problem” is a fundamentally different statement than “this looks cosmetic.” Both may lead to the same conclusion. Only one enables an informed decision.

Section 2. AHI distinguishes between what it knows from direct evidence, what it infers from pattern matching, what it estimates from comparable properties, and what it is genuinely uncertain about. A crack the system has seen in a thousand homes with known outcomes carries different weight than a crack in an unusual configuration with limited comparison data. The system communicates the difference.

Section 3. Calibrated confidence enables rational risk management. A homeowner can accept a 5% risk of a $10,000 problem but not a 5% risk of a $100,000 problem. These are judgment calls that belong to the homeowner. AHI’s job is to make those calls possible by quantifying the uncertainty rather than hiding it behind false certainty.

Section 4. The system tracks whether its 90%-confidence assessments actually prove correct 90% of the time. If they do not, it recalibrates. This is the mechanism by which AHI earns and maintains trust. A system that says “90% sure” and is right 90% of the time is a system people rely on. A system that says “90% sure” and is right 60% of the time is a system people learn to ignore.

AHI is achieved when a licensed Professional Engineer with deep domain expertise cannot meaningfully improve upon the system’s analysis of a home’s condition, risks, and recommended course of action for a given homeowner in a given situation. This is testable. Real engineers reviewing real AHI outputs against real properties either find material errors and omissions or they do not.

AHI is achieved on a regional basis. The system may reach the threshold in the Bay Area before Sacramento, and in Sacramento before Los Angeles. A system that performs at the AHI standard in the Bay Area but gives generic answers about Southern California soils has achieved AHI in one market, not universally. Geographic readiness is measured honestly, per region.

AHI is achieved across disciplines progressively. Foundation and structural analysis -- where Domalytx holds the deepest proprietary data -- will likely reach the threshold before HVAC, roofing, or electrical. Achievement is measured per-discipline as training data and expert validation expand.

AHI is not achieved if technical accuracy exists without situational judgment. Correctly identifying foundation settlement but failing to reason about whether repair is warranted given the homeowner’s plan to sell in five years, limited budget, and competing roof replacement need is expertise, not intelligence. AHI requires both.

AHI is not achieved if the system cannot protect the homeowner from bad actors, bad pricing, and bad advice. Intelligence without advocacy is incomplete. And AHI is not achieved if the system cannot honestly communicate what it does not know. Calibrated confidence is a prerequisite, not a feature to add later.

AHI is a moving target. The standard is measured against the best available human expertise, and as the system raises the standard of practice, the threshold rises with it. The system is never done getting smarter.

The home is the last major asset class where the owner knows less about their own property than a dozen scattered professionals who each saw a sliver of it once. Health, finance, and law have all developed intelligence layers that give individuals a fighting chance at understanding their own situation. Homeownership has not. Artificial Home Intelligence changes that. A system that holds the full complexity of a property and makes it legible to the person who lives there. Trained by engineers on real inspections. Knows your region, your soil, your house, your situation. Protects you from bad information and bad actors. Tracks outcomes to prove what works. Remembers your home’s history across decades and owners. Gets smarter with every home it touches and every feedback loop it closes.
